Recent research from Nationwide Building Society has confirmed that living amid Britain’s most beautiful landscapes comes at a premium. The study found that properties located within National Parks can command prices up to 25% higher than comparable homes elsewhere, while those within five miles also see an average uplift of around 7%.
Here we look at the research in the context of some of our local areas in the Lake District, Cumbria, the Yorkshire Dales and Lancashire.
The price of protected area status
The Nationwide research looked at several National Parks across the country and how the house prices in the area compare to the national average. Their research found the following:
- Homes inside National Park boundaries attract a 25% premium on average
- Homes within 5 miles of National Parks still see a 7% higher price on average
- Areas of Outstanding Natural Beauty (AONBs): Homes in these areas carry an average 13% premium
These findings show that a home’s setting can be just as influential on value as its size or condition. Proximity to protected landscapes often means limited development, unspoilt views, and a strong sense of community.
For local property owners and buyers, this is particularly relevant. The Lake District and Yorkshire Dales are both named in the report. The stunning scenery, protected status, and restricted development opportunities make these areas some of the most sought-after in the country.
As the report notes, average property prices in the Lake District hover around £380,000, with the Yorkshire Dales close behind at £318,000.
Lancashire’s landscapes
While Nationwide’s analysis didn’t include Lancashire’s two AONBs – the Forest of Bowland and Arnside & Silverdale – both share the same qualities that drive premiums elsewhere. Their mix of countryside, stone villages and conservation controls offer similar appeal to buyers seeking a rural lifestyle without straying far from towns like Clitheroe, Lancaster or Garstang.
