New research has revealed that more than half of buyers and sellers have experienced a collapsed property chain, often resulting in wasted fees, heightened stress and dashed hopes of securing a dream home.
According to specialist lender Together, 54% of home movers have been affected by a broken chain, while almost two in five have experienced multiple collapses. These issues frequently arise when one sale falls through, triggering a domino effect across the entire chain.
Whilst a property chain can collapse for a number of reasons, one of the leading causes is buyers withdrawing due to unexpected findings from a property survey, building survey or issues raised during conveyancing. As Chartered Surveyors, we regularly see last-minute discoveries causing buyers to reconsider.
Property Surveys play a crucial role in protecting buyers from hidden risks. Commissioning a RICS Home Survey or Building Survey Report earlier in the process can significantly reduce the likelihood of a sudden withdrawal. Early insight gives buyers more time to assess repairs, seek quotations and make informed decisions, rather than reacting under pressure.
The impact of a collapsed chain extends beyond disappointment. Santander research indicates that 85% of failed transactions lead to direct financial losses, with movers losing an average of £1,240, and one in five losing more than £2,000 in survey fees, solicitor costs and mortgage valuation charges.
When a chain collapses, many movers attempt to find a chain-free buyer or withdraw from the purchase altogether. In some cases, sellers may turn to fast-sale companies, often resulting in accepting a lower price in exchange for greater certainty.
The UK’s home-buying process has been described as ‘outdated’ and in urgent need of reform. The Government has launched consultations aimed at speeding up transactions, reducing failures and improving access to material information at an earlier stage.
