Residential Valuations

If you are moving house, you may need a Valuation Report to give you peace of mind that you are paying a fair price for the property you are buying. Even though you will most likely have to pay for a Mortgage Valuation Report (this is usually a requirement if you are completing the purchase with a mortgage), it is almost always advisable to have your own independent survey or valuation report produced.  This is because a Mortgage Valuation is conducted on behalf of the lender and is not for your own benefit as a buyer.

Having an accurate Valuation Survey on a home can be very important in a property transaction and a professionally prepared Valuation Report can play a key role in seeing that a property purchase goes through smoothly.

What is a Valuation Report?

A Valuation Report is a written document that is prepared by a Chartered Surveyor following a visit to a property. The report takes into account several factors including the property’s general condition, size and location. Using this information along with recent sales prices locally, the RICS Registered Valuer gives an up to date figure of the property’s capital value.

A Valuation Report is not a condition survey and depending on the reason for requiring a valuation, it may be that you elect to have a survey conducted instead or in conjunction with a Valuation (e.g. a Homebuyer Report or a Building Survey Report).
